The truth is, recessions are normal in any functioning economy.<\/p>\n<p>But without the right information, recession becomes a word used to strike up fear and discomfort. And it works, it keeps us tuned in.<\/p>\n<p>And let\u2019s be honest, there are many faces in the media who are rooting for a recession believing it will keep a certain individual from getting reelected.<\/p>\n<p>We all lived through the Great Recession of 2008, some even still recovering (financially or emotionally). It\u2019s not surprising that talk of the \u201cR-word\u201d evokes a sense of fear &#8211; myself included.<\/p>\n<p>I think it\u2019s important we\u2019re all in the loop. So, I looked into it and I\u2019m here to calm some of those fears and share a few facts and forecasts by actual economists.<\/p>\n<h5>*I have a degree in finance and real estate, I\u2019ve been through 2 recessions as a Realtor in my 20 year career, and I was licensed stock broker in a previous career. (Data and analysis by <a href=\"http:\/\/mykcm.com\">mykcm.com<\/a>.)<\/h5>\n<p>&nbsp;<\/p>\n<h3><strong><span style=\"color: #87bbd6;\">Don\u2019t Let the R-Word Scare You<\/span><\/strong><\/h3>\n<p>Depending on what you watch and what you read, there\u2019s a good chance you\u2019re going to hear lots of recession talk throughout 2022. But a recession does not always equal a market (or housing) crash. In fact, home prices often go up during a recession.<\/p>\n<p>&nbsp;<\/p>\n<h3 style=\"text-align: center;\">RECESSION <span style=\"color: #d97045;\">\u2260<\/span> HOUSING CRASH<\/h3>\n<p style=\"text-align: center;\"><strong><span style=\"color: #d97045;\">Fun Fact:<\/span> Home prices have gone up 3 out of the last 5 recessions.<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-26762 \" src=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Last-Recessions-1024x768.jpg\" alt=\"\" width=\"670\" height=\"503\" srcset=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Last-Recessions-1024x768.jpg 1024w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Last-Recessions-300x225.jpg 300w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Last-Recessions-768x576.jpg 768w\" sizes=\"auto, (max-width: 670px) 100vw, 670px\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>It\u2019s true! Before 2008, the previous recession was back in 2001 (I bet we both forgot about that one). In 2001, home prices went up 6.6%. Almost double historical norms.<\/p>\n<p>In 2008, the real estate market caused the great recession. Consider that recession more of an outlier than the standard measure for comparison or projection. In fact, most economists expect the next recession to look a lot more like 2001 than 2008.<\/p>\n<blockquote><p><span style=\"color: #d97045;\">Recession Definition:<\/span> Two (2) consecutive quarters of negative Gross Domestic Product (GDP) growth.<\/p><\/blockquote>\n<p>Yep! That\u2019s all a recession is. Two consecutive quarters of negative GDP growth. Whether that\u2019s a drop of 4% or .04%, a recession is a recession. The truth is, recessions are unavoidable. The U.S. has had 47 recessions since the Articles of Confederation and we\u2019ve survived them all.<\/p>\n<p>We\u2019ve actually had recessions where the overall economy grew on an annual basis. But, because 2 consecutive quarters within that year were down, by definition, it was a recession.<\/p>\n<p>&nbsp;<\/p>\n<h3><span style=\"color: #87bbd6;\">So, what could a recession mean for the local real estate market?<\/span><\/h3>\n<p>In 2008, we know what triggered the great recession &#8211; overly inflated housing prices fueled by questionable lending standards (to put it lightly). Frankly, the housing market was the cause of the recession.<\/p>\n<p>Fortunately for us all, that\u2019s not likely the case next time. The most recent survey of economists and market analysts asked what will trigger the next recession:<\/p>\n<p>&nbsp;<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-26763 \" src=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Top-3-Triggers-for-next-Recession-1024x768.jpg\" alt=\"\" width=\"670\" height=\"503\" srcset=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Top-3-Triggers-for-next-Recession-1024x768.jpg 1024w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Top-3-Triggers-for-next-Recession-300x225.jpg 300w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Top-3-Triggers-for-next-Recession-768x576.jpg 768w\" sizes=\"auto, (max-width: 670px) 100vw, 670px\" \/><\/p>\n<p>&#8230;Coming in at #9&#8230;<\/p>\n<p>&nbsp;<\/p>\n<h3><strong><span style=\"color: #87bbd6;\">What\u2019s the difference today?<\/span><\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">In the early 2000s to 2008, it was common to qualify for a stated income loan having zero money down and any credit score (in other words, buyers were poorly qualified). That\u2019s not the case today. Stricter lending standards require homeowners to put more money down and be fully qualified, greatly reducing the chance of another housing collapse.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In 2001, the dot com bubble was the cause of the recession. In fact that\u2019s partially why home prices went up. Money left the stock market and moved to the real estate market. Many economists are forecasting that to happen again during the next recession &#8211; investors will move their money from the volatile stock market to the housing market causing prices to go up.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<h4><span style=\"color: #87bbd6;\">What do pros have to say,<\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Recently in a survey, 96 economists and real estate market analysts predicted a recession may occur in the next 18 months. On that same day, the same experts in the same survey were asked how home prices would react. Below is their answer. As you\u2019ll see, appreciation may slow but no call for home values to depreciate.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-26764\" src=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/When-will-next-recession-occur2-300x225.jpg\" alt=\"\" width=\"500\" height=\"375\" srcset=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/When-will-next-recession-occur2-300x225.jpg 300w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/When-will-next-recession-occur2-768x576.jpg 768w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/When-will-next-recession-occur2-1024x768.jpg 1024w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-26765\" src=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Price-Projection-300x225.jpg\" alt=\"\" width=\"500\" height=\"375\" srcset=\"https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Price-Projection-300x225.jpg 300w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Price-Projection-768x576.jpg 768w, https:\/\/www.conejovalleyguy.com\/wp-content\/uploads\/2019\/08\/Price-Projection-1024x768.jpg 1024w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><\/p>\n<p>&nbsp;<\/p>\n<h3><strong><span style=\"color: #87bbd6;\">What should you do?<\/span><\/strong><\/h3>\n<p>Keep all variables in perspective as you continue your home search. Remember, it&#8217;s a long term investment. It\u2019s easy to get hung up on the price of a home. But a home is actually more than an investment. It\u2019s where lives are created and memories are made.<\/p>\n<p>Don\u2019t get me wrong, price is important. But there\u2019s always more to the equation, for example:<\/p>\n<ul>\n<li>If interest rates started to go up and prices came down a bit, you could end up with a higher payment than you\u2019d have today with the low rates that are available.<\/li>\n<li>If you plan on being in the home for over 5-10 years, history is on your side that the home will appreciate.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3>The truth is, there are 101 ways to talk yourself out of buying your next home.<\/h3>\n<p>But it doesn\u2019t mean you should. Stay informed, ask the right questions, ask yourself if you\u2019re financially and emotionally ready.
