Counties are only required to do 3 things: strap the water heater<span style=\"color: #ffffff;\"> for<\/span> earthquake safety, install smoke detectors, and install carbon monoxide detectors. That\u2019s it. <span style=\"color: #d97045;\"><strong>Everything else is negotiable.<\/strong><\/span><\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">However, <strong>broken items and safety concerns are considered fair game.<\/strong> Consider reasonable requests.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Keep the big picture in mind\u2014small concessions can keep the deal on track and prevent your home from going back on the market which may lead to a lower sales price.<\/span><\/li>\n<\/ul>\n<\/div>\n<p>&nbsp;<\/p>\n<h3><span style=\"color: #2b4257;\"><strong>AGENT COMPENSATION<\/strong><strong> RULES H<\/strong><strong>AVE CHANGED<\/strong><\/span><\/h3>\n<p>Agent compensation has always been and remains negotiable.
